GSS

Last Sunday, I embarked on my GSS journey by beginning the day early.

Early birdies like me do get some perks eg. the crowd is lesser, staff is more politely and less busy, changing room has no queues. It was a good start.

My 1st stop at M)phosis saved me $100.

For $70, I got myself 2 tops, 1 bottom and 1 leather belt.

Next stop was Serta shop at Centrepoint. Taking advantage of the GSS, we made our mattress purchase after testing several brands, including Serta but of different model for over 6 months.

We still like their Missouri model. Queen size mattress at $2480 comes with 2 pillows, 2 mattress protector and the counting sheep. Top up $599 for a bedframe and the bed bench.

Next up... we bought a House... you see it correctly. We bought a HOUSE!

Where: Clementi
When: Sunday
What price: 14k below valuation
Which facing: North-South facing with no blockage
How: By God's grace

Okay the story goes like this....

Sat, as usual my job was to flip thru the classified ads and circle those potential units. He would be in charged of calling the agents and fixing apppointment. So I highlighted this unit without giving much thought. He called agent and was told family is away for holiday, be back only at night. 2 hours later, agent called back to say that we could go for viewing on Sun and the time was fixed at 7pm since I wanted to do some shopping in the day time.

We went together with the Mother, initiated by yours truly. I didn't expect too big a hope based on past experience and when you did house hunting for 6 months, you just don't expect much.

2 other families view the house the same time as us. And the strangest thing happened. Agent gave us priority over others and there's not all...

agent made some sales talk

agent : i told the owner he only has one old model air con, new buyer need to install new aircon. So seller is giving $800 aircon voucher to the buyer.
us : *speechless*
agent : seller is leaving the refrigerator behind for the buyer

so we went to inspect the fridge. Not a brand new model or what, but it is function well.

darren : what is the valuation price?
agent : 3XXK. Seller upgrading to landed property in prime area because got 4 kids.
darren : okay.... then what is the price seller looking at
agent : money is not an issue to seller now. he just wants to dispose this flat soon.
darren : then ask the seller if he is agreeable at 3xxk.

Agent went out and made call to owner and sealed the deal for us.

me : hmm... but i didnt bring my cheque today. we only have a $100 cash with us
agent : just pay $50 as deposit. Selling price is below valuation so any amount of deposit is okay.
us : *speechless* and sign the deal

me : what about agent's commission?
agent : oh.. for this transaction, I'm not taking any commission.
us : *blur*

It is unbelieveable. While waiting for agent to complete the paperwork, I looked around the house carefully again to get some clues on this "money not an issue" owner.

Owner is a doctor and shifting near his sons' school. Flat has just undergone upgrading so toilets, windows, window grills, main door and gates were all new. Living room has marble flooring and bedroom doors are of good condition. The only major renovation will be the kitchen and the 3 bedrooms. Check with the neighbour, friendly and leaving his main door and iron gate wide open. Surely not a sign that any owners are harassed by creditors.

Pricing was so much better than we could ask for. Is a whopping 22k below what we have budgeted for and the block was the 1st block we fell in love when we first started our house hunting last year. We didn't bought the other unit the last time as the price was ridiculously high.

We also thought of the possiblity that it was a scam. But a scam to con us $50... and the other party won't get anything else from us until we all sign the documents at HDB.

Just by not having to pay agent's commission saves us a few thousand dollars. What's more now purchasing a flat below the valuation and with the freebies thrown around.

We have nothing more to say but just keep pouring out our thanks and praises to God, sharing this miracle with people who are discouraged by the turn of events. Because with man, this is impossible. With God, all things are possible! Amen!
